Behind the gate

Gated communities

Much of the area's gated luxury inventory sits inside two very different addresses — one enormous and amenity-rich, one small and exclusive.

Hot Springs Village — luxury at a rare scale

Hot Springs Village is the largest gated community in the United States — roughly 26,000 acres spanning parts of Garland and Saline counties, with multiple lakes, several golf courses, and a full slate of amenities behind a controlled gate. That scale is the point: the Village holds much of the region's gated luxury inventory across a wide spread of settings, from lakefront and golf-front estates to wooded acreage homes, all inside one master-planned, amenity-rich community with its own recreation, dining, and trails. For buyers who want turn-key luxury with a community around it — and neighbors who chose the same life — it's the anchor address of the local high-end market.

Because the Village is so large, "living in the Village" can mean very different things. A lakefront estate on one of its lakes, a golf-front home along a course, and a private wooded parcel are three distinct sub-markets under one gate. We'd map those for you rather than treat the Village as a single price point.

Village vs. Diamante

Two gated worlds, side by side

The area's gated luxury really splits into two philosophies.

🏘️

Hot Springs Village

Enormous, amenity-rich, and varied — multiple lakes and golf courses, deep inventory across many price tiers, and a genuine community of full-timers and second-home owners.

Diamante

A separate, smaller private gated golf community built around a signature course — more exclusive and self-contained, suited to buyers who want a tighter, golf-centered enclave.

🔒

Access & privacy

Both are controlled-access; the Village trades some seclusion for amenities and scale, while a small private club like Diamante trades amenities-breadth for exclusivity.

🏌️

Golf as the spine

Golf-front living anchors both, but confirm the current club membership structure, dues, and transfer terms for either — they're the real carrying cost behind the gate.

Buying inside a gate — what to verify

Gated luxury carries carrying costs and covenants that a standalone estate doesn't. Confirm the current property owners' association assessments, any club or golf membership requirements and dues, and the architectural covenants that govern what you can build and change — these communities protect value precisely by restricting it, so read them before you fall for a lot. Amenity access, gate policies, and short-term-rental rules also vary and change over time; we point you to the governing documents rather than quote figures that may be stale. If a golf-front address is the goal specifically, our golf-communities guide goes deeper on the courses themselves.
